This project began in October 2022. The current building was originally used as a business which would show movies in the great courtyard. When we sold this property to our clients, their vision was to turn this space into a gorgeous, modern 2 bedroom home. 

We first began with our team stepping in, to strip the house of all the current interior obstructions to begin with a clean slate. We had one team, building up the interior walls to divide the open space into two bedrooms and incorporate the existing outside toilets into a new modern en suite bathroom connected to the main house. Our plumbing team was hard at work installing all their pipes for the bathrooms and new kitchen which would later be installed. Simultaneously we had our electrician also planning and prepping all his wires for the installation of the lights and plugs. 

Once this was complete, we had the tiler do all the floors, and the plumbing team continued with installing all the new sanitaryware for the bathrooms. Thereafter the entire house was painted on the inside and outside. New doors and windows were installed. The project moved ahead, quite quickly and easily, with the brand new kitchen being added and marble countertops. Then came the finishing touches, with the lights and the outside pergola. 

The entire house renovation was completed in 6 months, so by early April, our clients could arrive in Ithaki, and move straight into their complete home. This project brought us much joy, seeing the result of transforming an old building into something new and magical. January 2022: 

Firstly our team moved in to clear the garden and inside area of all the unnecessary clutter to see the skeleton of the house. Then our team began to strip the house of all the deteriorated wood. The whole roof was dismantled beginning with the roof tiles and then the beams. All the wooden flooring was removed and the downstairs walls were peeled off the plastering to reveal the stone wall behind. Outside, a septic tanks system was underway with our team digging a huge square hole and then laying the foundation for the concrete and bricks to follow

Renovation update March 2022:

This renovation has been moving along very well. Despite all the rain we had, the new wooden beams for the roof were mounted along with the roof tiles to complete a brand new roof on the house. New wooden beams to support the new wooden floor of the first level have been installed. Our team has now begun with the drywalling in the upstairs area to create a new bedroom and guest bathroom on the upper level. The drywall for the bathroom has been finished in a white smooth cement. The colours of the house are kept very traditional using bright white, for that clean and fresh look and the shutters which will still be installed later will be in the traditional Greek blue. 

Renovations update April 2022

The Kitchen has been installed upstairs and it too has a chic white smooth cement finish. A larger “trap-door” hatch was put in with new stairs built over the existing stairs to the downstairs bedroom, where the walls were all re-plastered leaving a gorgeous feature of the stone wall underneath. All new electricals have been established and all the plumbing has also been re-done with a beautiful simple bathroom fitted downstairs to make the bedroom an en suite. 

Renovation update May 2022

New installation of doors and windows have been installed this month, with mosquito nets. And painting of the internal and external areas are giving the house a more complete feel.

Aircon installation has been done, and tiles in both bathrooms and kitchen.

Our team began by removing all the existing smooth cement around the pool, middle and lower outside area. The swimming pool was drained of its water and scraped down. There was a lot of preparation work to take place during this month. After that, a new slab of cement was laid over the entire outside area, on all levels; the top, middle around the swimming pool and the lower level. 

MV properties has been asked to be part of another renovation project, this time pertaining to the swimming pool and outside area of this tucked away home in Stavros village. 

January 2022:

The new year has just rolled on with our work continuing to progress. All the railings have been cleaned, and a coat of primer as well as two layers of black paint have been done to uplift the original dull and damaged rails. All outside areas have been repainted. We have two teams on the go, the first has begun with the natural cream stone paving which will be on all the outside levels. The second team we have has begun to create a permanent sofa smooth cement which wraps around the outside lower level along with an outside balcony bar area too. 

February 2022: 

The traditional stone paving is almost complete and the new modern grey tiles are being set inside the pool to create a wonderful contrast to the traditional stone paving. The balcony bar is being finished in a gorgeous cream smooth cement as well as the permanent sofa bench. 

March 2022: 

We love seeing a project come together, and this project is almost complete. All traditional stone paving is done and the cream smooth cement outdoor bar and seating area is also complete along with the smooth cement stairs that lead down to the lower level. The swimming pool tiles have been completed, and the lights fitted back into the swimming pool.

April 2022 & May 2022:

A beautiful new handmade wooden table and bench has been crafted and placed in the lower outside area underneath the bamboo shade. This adds the finishing touch to this outside area.

Still to complete is the new fresh white paint for the outside house walls and exterior walls. And filling the pool up with water. Watch this space for a few new photos in the next weeks to come.

The natural tones against the white house really create a crisp, clean and fresh look but still keeping to the traditional greek style. This will also be a new villa to rent this year. December 2021

Our team at MV Properties began this project with a massive clean up including cutting down a huge tree and uprooting this which took up centre space in the back courtyard. Then our team began to knock out several interior walls so as to create a more open plan house where one can enjoy the sea view from all spaces inside. Secondly our team had to strip the existing bathroom, kitchen and remove the ceiling and all the different flooring within the house. 

Renovation update January 2022:

With the project underway, and the house but a skeleton shell, installation of new roof tiles could begin, as well as the replastering and painting of all the interior and exterior walls. The shutters were removed and have just been touched up and repainted and re-installed. A new wooden flooring is being installed as well as all new electricals. The new plumbing is also underway with 2 brand new bathrooms being created, one ensuite with the main bedroom and one guest toilet and shower. The guests have chosen large marble style tiles to create a very modern and chic look. 

Renovation update March 2022:

This project has been moving forward very quickly, with all hands on deck we have the ceilings all in and our carpenter who has built a brand new kitchen along the back wall of the house and new bedroom cupboards. The marble surface and island in the kitchen is also in the process of being established and the new wooden flooring is undergoing a fresh natural grey paint to blend with the rest of the house. A brand new front door has been fitted and this gorgeous home is well on the way to being complete. 

April 2022:

This seaside cottage is now complete. With a major transformation. The new owners are very happy with their beautiful new home. And look forward to enjoying the many days spent on their front balcony watching the fisherman out on their boats, or the yachts sail into the Vathi bay.

The new owners envision a modern, clean and fresh aesthetic to their coastal home. The colours will be neutral with tones of grey offering a sophisticated look to both the interior and exterior of the house.

Phase One

Firstly our team cleared the garden in order to navigate around to see where is best suitable for the swimming pool (phase two ) as well as to get a better scope of the landscape of the garden.

Secondly, our team proceeded to start on the interior of the house. The kitchen, bathroom and living room were stripped from the old floor and wall tiles. New tiles for both interior and exterior have been ordered and will be placed accordingly once the electrical and plumbing has been completed.

The electrical and plumbing is in progress at the moment and is being completed by GTS Electrical and Galatis Plumbing. Along with the interior makeover, the house will receive new wooden shutters, internal doors and front door.

Renovation Update June 2021

We are pleased to say that this renovation project is coming along as planned and is on schedule. All electrical and plumbing has been completed and the floor tiles have been laid and the bathroom construction has been completed, The outside balcony has been plastered and a glass panel has been inserted in the wall between living area and indoor passage providing more natural light into the living area.

Prior to the tiling the floor has to be cemented and levelled out throughout the house and once that was done and dry the tiles were laid. The bathroom has been completed to a clean and crisp smooth cement finish. Fittings for the bathroom are in process of being ordered and once arrive will be fitted for total completion.

Renovation Update July 2021

More work has been completed to this exciting renovation project. New guttering has been installed around the house, and all the external electrical work has been completed. The front patio has been tiled and plastering is complete. The kitchen has received the initial stages of its makeover with bespoke smooth cement fitted units. All appliances for the kitchen and bathroom has been ordered and started to arrive.

The internal and external walls are being prepared for painting work to begin which will be completed in the next few weeks.

The garden has been cleared and trees have been trimmed back in order to get a better idea of where the swimming pool position will be and for landscaping purposes.

Renovation Update September 2021

The internal spaces of this house in lefki is now complete. The doors and windows have been refurbished, and a new front door installed, with beautiful merandi wood. New shutters have also been installed. Both have been painted in the chosen colour of our clients. A traditional blue colour, which will combine with the new outside colour (completed in phase 2). The internal walls have been painted in a clean white, with new light fittings both inside and outside the house, which will be creating a clean and new look for their home.

The bathroom is also now complete with smooth cement finish, and glass for the shower. A new window and new electrical and plumbing installation.

The kitchen has been chosen in a smooth cement cream finish, with complimenting wooden cupboards in a smooth cement finish aswell, everything neatly installed to size. It is looking smart and new, very practical, and has created a space where many meals will be prepared next summer. The tile work is also complete, and the painting.

Our painter has done a fantastic job, and has really created a new full make-over for this house. The aluminum previously, green coloured are now painted in a beautiful greek blue. The walls are white, and this house is becoming more of a home for our clients. Watch this space for more updates over the winter months.

As we complete more work, we will update pictures of this project. 

The garden and outside area will also receive a makeover along with the swimming pool as part as Phase two of the project.

Project Update 2022

This year we had the privilege of renovating the outside area and installing a brand new swimming pool. Excavation was done on the top level which was incredibly challenging however our team contractors worked together every step of the way to achieve the outcome. After the excavation, panelling was built on a cement base which would form the beginnings of a swimming pool. The swimming pool is 8mx3,5m and once the structure was created, steps were built inside the pool and then the pool was finished with a blue liner. 

Around the pool, the ground was all levelled and then concrete was poured and the entire area around was finished in a light, grey, modern, outdoor tile. The pool was especially positioned in such a way to enjoy the late afternoons with sunsets over fiskardo, kefalonia. 

Furthermore the stairs leading down to the middle level were also newly tiled and a gorgeous smooth cement round table was built in this outdoor space. Along with the table, the whole area was also levelled, a concrete slab laid and the same outdoor grey tiles finished on top to follow through with the same flooring around the pool. The contrast of the freshly painted white walls and modern grey tiles create for a trendy, sleek look. This complements the traditional greek touch of the quaint blue gate and grapevine and the pergola which will still be built over the outside area. We have really enjoyed this project because of its transformation. It has been such a rewarding experience.

Project: MV Properties Office in Vathi

MV Properties is expanding!

March 2021

Over the last month we have been working hard on renovating the new office of MV Properties in Vathi. After having completed our office renovation in Stavros in January 2020, we decided to take on a more hands on approach with this new office and we, as the MV Properties family, have managed to complete most renovations ourselves.

We started by chipping away at the cement facade of the building to reveal its beautiful original stone walls. Once this was done, we filled in the gaps between the stone with white cement to complete the look. 

The office required partitioning which we divided with wooden frames and chipboard. The interior walls were washed down, sanded and plastered in order to provide the ideal surface for painting. A fresh new coat of the MV Properties colours were painted providing a friendly, warm and welcoming atmosphere to the office.

New electrical work was completed by GTS Electrical and new plumbing installed by Vasilis Galatis Plumbing. The window and front door were replaced with new ones.

The next stage of renovations will be the interior stage. We will bring in office furniture, add shelving, install air conditioning and set up our computer system provided by OnStore Markantonis.

We are looking forward to officially opening our doors at the end of March. We feel to have an office in Vathi will provide our clients with convenient accessibility to our professional services and a physical space for our clients to come in and talk to us face to face in a quiet and comfortable atmosphere.

To have representation in the heart of Vathi has always been an aspiration of ours and to see it come to fruition is exciting especially for the future plans of the business.

1st April 2021

We have completed all renovations to the office and we are open for business!

All the final touches have been made to the office which has provided a wonderful, inviting and warm atmosphere. Beautiful images of the island now adorn the walls, we have seating for our guests and a meeting area to discuss your property requirements.

We look forward to welcoming you to the new MV Properties ‘home’ in Vathi very soon.
